The 22 Spruce Apartment project provides much-needed downtown housing for Colorado Springs. Becoming one of several new downtown living options, it offers a contemporary feel for the city and its residents. Using modern and bold shapes the architecture creates a new visual landmark to the west edge of downtown as one looks to the mountains.

It is located on the southwest property at the intersection of W. Kiowa and N. Spruce Streets. Comprised of 46 units, covered parking, and several amenities, the urban infill apartment building uses the property to its fullest capacity. A four-story building, the units will be a mix of studio, one-bedroom, and two-bedrooms. The fourth level has a roof deck amenity to provide for fantastic Front Range and City views inside and out. It features a large outdoor gathering area with a fire pit and barbecue station, and an indoor community room with room for a large party.

Pairing functional yet comfortable rental units, the modern apartment building includes a small fitness center, a self-serve coffee bar, and a central lounge on the main level. The lounge, combined with the apartment lobby, provides an outdoor seating area. The majority of units feature a small outdoor deck, adding to the units’ flexibility.

TDG’s early design work was featured in an article in The Gazette. The article mentions the need for multi-family housing on the west edge of downtown and how this project intends to fit in with its surrounding context. As a strong proponent of urban infill, we hope that it can spark re-development of other existing vacant properties and promote more downtown in-fill projects.
